Falls Church Eases Tier by Tier [August 2026]

Falls Church market report — August 2026, Hud’s Compass by Michele Hudnall, Real Estate of Northern Virginia.

The summer premium came off — tier by tier. No single number tells the Falls Church story this August: the detached premium eased, townhomes held their price but paid at the table, and the condo tier swung wide open for the buyer.

A note on geography: this “Falls Church” is the BrightMLS postal market — largely unincorporated Fairfax County carrying Falls Church mailing addresses — not the independent City of Falls Church.

Three numbers set the frame. Mortgage rates held near 6.7% all month, flat from a year ago. Falls Church detached carries a median of $1,135,496; its condominiums, $324,500. On the headline a steady market — but the terms underneath moved in three different directions.

Start with supply and demand. Each panel tracks active listings (supply) against pending sales (demand). Watch where the lines separate: active inventory climbed across the board — detached 82 to 101, condo 96 to 130 year over year.

The driver is the seasonal turn. The school-timed buyer eased off as summer closed, and it landed hardest on the two ends — the detached premium and the condo tier — while the townhome middle held its price and gave ground on terms instead.

Falls Church eased on terms, tier by tier — not on whether homes sell.

ONE TOWN, THREE MARKETS

The Compass scored the three tiers Townhome 68.8, Condominium 65.0, Detached 64.8 — clustered on the score, but pulling apart underneath. Read Falls Church structure by structure, never as one number.

The clearest gauge is the Contract Ratio — pending sales divided by active listings. At 1.0, supply and demand balance; below it, inventory piles up faster than buyers absorb it. It turns months before closed prices do.

A year ago all three ran stronger; this August every one fell below balance. Detached eased to 0.55 from 0.76, townhome to 0.48 from 0.68, and condominium to just 0.13 from 0.30 — nearly eight active listings for every contract. The whole town tilted to the buyer, the condo tier most of all.

Conditions data tells you what is coming; the Compass tells you why — it reads the behavior behind the closings, scoring four needles from every closed sale, and the read tells you how to act. This month’s Falls Church report reads the closed side: why detached gave back its premium, why townhome sellers paid at the table, and why the condo tier is the fall’s clearest opening.

One teaching point unlocks the rest. Most people watch sale-to-list price — but a list price is just an asking number a seller can type at will. Watch sale-to-assessed instead: the county’s assessed value is a fixed anchor that doesn’t move with a seller’s optimism. When a home clears above assessed with no concession, real demand paid up. When it holds its list price but closes with money back at the table, the asking number was a wish the terms quietly corrected.

Detached — the premium comes off

Sold at a median $1,135,496, at 99.1% of list — just under ask — in about ten days. The gradient shifted seasonally: above-list sales fell from 45% to 29%, below-list rose to 54%, and the typical home eased to 105.8% of assessed with concessions up to 27%.

On 48 sales — the tier’s most robust read — this is the clean seasonal estate pullback: the speed held, the premium came off. The equity underneath is intact at +39% since 2020.

With more than half of sales closing below list, price to today’s comps and show it clean — it still moves.

Townhome — price held, paid at the table

The steady middle sold just above list at 100.6% and cleared 108% of assessed on 21 sales, with Strategy strong at 77 — disciplined pricing.

But the terms tell the real story: concessions jumped from 17% to 48%. Sellers held the number on paper and gave it back in closing help. In this tier you can hold your list price — just understand where you’ll pay the difference.

Hold your list price if you like — just expect to pay it back at the table.

Condominium — the fall’s clearest opening

The deepest buyer’s market in town: sold at 97.9% of list, with below-list sales at 72%, concessions at 41%, a contract ratio of just 0.13, and supply built to 4.0 months on 32 sales.

The tier carries only +1.6% cumulative equity since 2020 — it holds value more than it compounds — and this fall the patient, cash-tight buyer has real room to name terms.

Steady demand, deep supply — the unhurried condo buyer names the terms this fall.

FOR SELLERS

The market still pays for the right home — but “the right home” now means priced to today and shown move-in ready. Each tier asks something a little different.

DETACHED: Price to today’s floor, build in a modest concession, and the clean home still clears fast — more than half of August’s sales closed below list.

TOWNHOME: Hold the number if you like, but expect to pay it back at the table — concessions nearly tripled this year, to one in two sales.

CONDOMINIUM: Nearly four months of supply rewards the move-in-ready unit and makes the reaching one sit. Price realistically and expect a measured negotiation.

FOR BUYERS

Falls Church tilted your way this fall — gently in detached, decisively in condo. Know which tier you’re in.

DETACHED: The premium is off; your room is in terms more than deep cuts off a well-priced home. Bring your strongest offer on the ones that show well.

TOWNHOME: Ask for the concession — this tier is writing them now, nearly one in two sales. Let assessed value anchor your number.

CONDOMINIUM: The most leverage in town: below-list, concessions, and time to choose. Read the sale-to-assessed column to see what buyers actually paid.

One number to keep next to your offer: Falls Church detached carries +39% cumulative appreciation since 2020. Offer at today’s level, let the appraisal set the ceiling, and you own an asset instead of an anchor.

WHAT’S NEXT

The leading indicators point to a fall that keeps favoring the prepared buyer.

Contract Ratio — the demand gauge — sits below balance in every tier: detached 0.55, townhome 0.48, condo near the floor at 0.13. Watch whether they steady or keep sliding.

Months of Supply tells the same story from the inventory side: the condo tier has built past four months while detached and townhome stay tighter. That condo overhang is the number to watch.
